First Unexpected Expense
As we began to add on to the other side of the house, we noticed that alot of the wood on the roof had water damage. When the previous owner had the tin roof installed, their were several places where flashing was not installed, thus the water damage. Here are a few pictures to show you the extent of the damage.

Stairwell Renovation and Closets
This week, Mike has started tearing out closets and removing our stairwell. We originally planned to keep the stairs and just remove the wall that went down the center of them, but the wall cuts THROUGH the stairs as well, so we are rebuilding the stairwell and actually are going to turn it in the other direction. This will make the stairwell access from the living area instead of the kitchen/dining area which will work better with the floor plan. These two pictures are showing the closet that was once under the stairwell, we were going to convert that into a 1/2 bath but now the bath will be on the other side of the stairwell. This will actually convert to the stair landing now.
Below is inside the closet where the water heater once was. We are going to get one of those nifty wall mounted electric water heaters. So, this old thing will go out with the trash!

Reno. Pics 4: The Other Half
Our tenants recently moved out, left their side of the house in decent condition. But, they owned several CATS, so you can imagine what we were left with.......needless to say, we will be heavily cleaning with Clorox and anything else that will help with odor removal. I know once the flooring is sanded and the walls are primed and painted that will help too. These are pics of the upstairs bedrooms on the tenant side. Above, you can see some of the bead board sagging from water damage, this will be replaced :( .......ahhh, the ins and outs of renovations!
Our contractor will take these space heaters, we will be installing central heat and air. The bead board is in good condition, so we will definitely keep these walls the way they are. We will replace the chair rail, baseboard, and add crown moulding though.
Below, is a picture of what will be the master bedroom. We've got alot of work to do in here. We are going to open it up a little more to make space for a cozy little reading area and also french doors opening to the porch on the side of the house.
Mike's dad came to help remove carpet. Yes, we have invested in respirators for these tasks! No telling what kind of particles were floating around in the air when that carpet was removed!
Below, are views into the master bedroom from the existing kitchen (soon to be office). The wall with windows on it to the left will be completely closed in b/c we are adding a master bath on the other side of it.
